The Costa Blanca attracts thousands of Dutch and Belgian buyers every year. With over 300 sunny days per year, excellent flight connections from Amsterdam and Brussels, and a large Dutch-speaking community, the Alicante region is one of the most popular destinations for real estate in Spain.

The purchase process step by step

1. Apply for a NIE number

A NIE number is your Spanish tax identification number. Without a NIE you cannot buy property in Spain.

2. Engage an independent lawyer

Your lawyer checks the title deed, outstanding debts, building permits and legal situation of the property.

3. Contrato de arras

The preliminary purchase contract is signed when there is agreement on the price. You typically pay a 10% deposit.

4. Notarial transfer

The final deed of sale is signed at a Spanish notary.

Additional costs

Budget 10 to 13 percent on top of the purchase price:

  • Transfer tax (ITP): 8-10%
  • Notary fees: 0.5-1%
  • Land registry fees: 0.3-0.5%
  • Legal fees: 1-2%
  • For new build: 10% VAT + 1.5% stamp duty
